EASEMENT
KNOW ALL MEN BY THESE PRESENTS:
THAT WE' vIBST A. PEARSON and DEBBIE i·l. TODD ,
acting on behalf of I.IvIPERIAL ESTATES SWir--1.MING POOL ASSOCIATION, hereinafter called "Granters," for and in consideration of the
sum of ten dollars and other good and valuable consideration,
to us in hand paid by the City of Friendswood, a duly and
legally chartered municipal corporation of the Co unties of
Galveston and Harris, State of Texas, hereinafter calle d
"Grantee," the receipt and sufficiency of which is hereby
acknowledged, have GRANTED, SOLD, and CONVEYED, and by these
presents do GRANT, SELL, and CONVEY unto the said Grantee, its
successors and assigns and legal representatives, a perpetual
easement and right-or-way for the purpose of maintaining,
con·structing, reconstructing, repairing, relocating, and
removing storm drainage impro vements over, under and through;-�, -�, �
all of that certain .0625 acre. tract of land, more or less,
situated in Galveston County, Texas; said drainage easement

being more particularly described by metes and bounds as
follows:
FIELD NOTE DESCRIPTION OF A 16 FOOT DRAINAGE EASEMENT, being the most southwesterly Part of Lot Number 101 of Imperial Estates Section 2,. a Subdivision of Lot 5 and Parts of Lots 3, 4, 8, 9 and 10 all in Block 9 of Friendswood, a Subdivision in the Sara A. McKissick's J. R. Williams League, Galveston County, Texas As Recorde d in Deed Records of Ga lveston County, Texas and Being More Particularly Described by Metes & Bounds as ·· follows:
BEGINNING at the most southwesterly corner of Lot No. 101 and the most southeasterly corner of Lot 100 said corner being on the most northerly right-of-way line of South Shadowbend;
THENCE N. 45 ° 00' 00" W. along the common lot line between Lots 100 and 101 a distance of 170.00 feet to the most westerly corner of Lot 101 and the most northerly corner of Lot 100 said corner being in the most sout�erly right-of-way line of North Shadowbend;
THENCE along the most southerly right-of-way line of North Shadowbend with a curve to the left said curve having a central angle of 13 ° 07' 32" and a radius of 770.53 feet a distance of 16.00 feet to a point;

THENCE S. 45 ° 00' 00" E. a distance of 170.17 feet to
a point in the most northerly right-of-way line of
South Shadowbend;
THENCE S. 45 ° 00' 00" W. along the most northerly
right-of-way line of South Shadowbend a distance of
16. 00 feet to the PLACE OF BEGINNING and containing,
0.0625 Acres of Land, More or Less.
Said drainage easement also being as depicte� on survey of
same attached hereto as Exhibit "A II ' said Exhibit "A" being
made a part hereof for all purposes. There is further conveyed
a temporary construction easement for the period of one year
from the date construction commences on such tract or upon
completion of the construction and installation of the
facilities contemplated by this grant within the permanent
right-of-way granted hereby, whichever first occurs. Such
temporary construction easement being more particularly
described as follows:
For construction purposes there shall be a
temporary Construction Easement on the most easterly
side of the 16 foot drainage easement described above
and being 14 feet in width and running parallel with
said drainage easement for its entire length.
Said temporary construction easement also being as depicted
on survey of same attached hereto as Exhibit "A," said Exhibit
"A" being made a part hereof for all purposes.
TO HAVE AND TO HOLD the above described easement and
right-of-way, together with all and singular the rights and
appurtenances thereto in any wise belonging, including all
necessary rights of ingress, egress, and regress, unto the said
Grantee, its successors and assigns, forever. And Grantors do
hereby bind
administrators,
themselves, their heirs, executors-
to warrant and forever defend, all
and
and
singular, the said easement and rights unto the said Grantee,
its successors and as.signs, against every person whomsoever
lawfully claiming or to claim the same or any part thereof.
The Grantee may do and perform all acts necessary to
construct, reconstruct, repair, relocate, remove or maintain
storm drainage improvements on said easement and right-of-way
and operate thereon all necessary machinery and equipment to
efficiently prosecute the work.
