DRAINAGE EASEMENT

) KNOW ALL MEN BY THESE PRESENTS :
COUNTY OF GALVESTON
THAT, STANDARD PACIFIC OF TEXAS, INC. , a Delaware corporation,
successor by merger with Standard Pacific of Texas , L.P . , a
Delaware limited partnership (herein called "Grantor" ) , for TEN AND
N0/100 DOLLARS ( $10 . 00) and other good and valuable consideration,
the receipt and adequacy of which are hereby acknowledged, does
hereby GRANT to the City of Friendswood, Texas whose mailing
address is log Willowick, Friendswood, Texas 77546 (herein called
"Grantee" ) , a perpetual nonexclusive twelve foot wide easement over
the tract of land situated in Galveston County, Texas described by
metes and bounds attached hereto as Exhibit "A" and illustrated by
the sketch attached hereto as Exhibit "B" (the "Easement Tract" )
for the purpose of placing, constructing, operating, repairing,
maintaining, rebuilding, replacing, relocating, and removing
drainage channels, ditches , culverts, or other drainage
improvements and related appurtenances . Grantee, its successors
and assigns , shall have all such other rights and benefits
necessary or appropriate for the full enjoyment or use of the
easement herein granted, including, but without limiting the same
to, the right of ingress and egress to and from the Easement Tract
over and across lands of Grantor which are contiguous to the
Easement Tract .

Grantor and its successors and assigns shall have the right to
use and enjoy the Easement Tract for all purposes (including the
granting of other easements) which do not unreasonably interfere
with the use thereof by Grantee for the purposes for which this
easement is granted.
TO HAVE AND TO HOLD said easement unto Grantee, its successors
and assigns, for the purposes mentioned above, forever or so long
as any drainage facilities are operated in the Easement Tract, and
Grantor hereby binds itself and its successors to warrant and
forever defend all and singular such easement rights unto Grantee,
its successors and assigns, against every person whomsoever
claiming or to claim the same or any part hereof, subject to any
and all matters affecting the Easement Tract of record in the
Office of the County Clerk of Galveston County, Texas .
IN WITNESS WHEREOF, this instrument is executed this oP 7 day
of September, 1994 .

Being Out of Wilderness Trails, Section III,
and Being 0.03275 Acres Out of the Robert Hoppel
Survey, Abstract 83, Galveston County, Texas and
Being More Particularly Described by Metes &
Bounds as Follows:
Commencing at the most southwesterly corner of Wilderness Trails, Section III,
Subdivision as filed;
Thence N. 32° 30' 05" W. , along the old existing northeast right-of-way line of a
60 foot road and along the southwest line of Wilderness Trails, Section III, a
distance of 373.69 feet to the PLACE OF BEGINNING of the description of this
0.03275 Acre Tract;
THENCE N. 320 30' 05" W., a distance of 6.31 feet to the P.C. of a curve to the
left;
THENCE along the arc of said curve whose radius is 1095.78 ft. , central angle is
00° 19' 49", and tangent is 3.157 ft. , a total distance of 6.315 ft. to a point
for the northwest corner of this easement being described;
THENCE N. 75° 29' 36" E. , a distance of 120.90 feet to the most northeasterly
corner of this easement being described;
THENCE S. 130 56' 17" E., a distance of 12.00 feet to a point for the most south-
easterly corner of this easement being described;
THENCE S. 750 29' 36" W., a distance of 116.86 feet to PLACE OF BEGINNING, and
containing 0.03275 Acres of Land.
