March 27 , 1984
A meeting of the Friendswood Board of Adjustment was held in
the Council Chambers at City Hall on Tuesday, March 27 , 1984,
at 7 : 00 p .m. with the following members present :
Chairman Ed Dykes Nick Capuano , Building Inspector
Ray Nelson Pamela Henry, Secretary
Hal Taylor
Tom Sullivan (Alternate Serving)
By unanimous consent , Dr. Tom Sullivan was authorized to serve
as a voting member for this meeting, making a quorum, and the
following business was transacted:
MOTION: (Taylor) That a letter be sent to Mayor and City Council
recommending the appointment of Dr. Tom Sullivan as a regular
member of the Zoning Board of Adjustment .
Second: Nelson
Vote : Unanimous FOR
GREAT AMERICAN HOMES
Richard Harris of Great American Homes explained that the end of
Killarney Avenue in the Glenshannon Subdivision was originally
planned as a cul-de-sac . It was temporarily opened as a temporary
access to- throughfare street Glenshannon. Killarney was left open
for two years and now it will not be closed . This decision was
made by the City of Friendswood.
Great American Homes would like to build a home on the lot on
the corner of Killarney Avenue and Greenbriar Drive . Of the
seven floor plans they have , they do not have one that will both
meet the Subdivision Requirements and also fit on the lot .
The minimum living space required in the Glenshannon Subdivision
is 1800 square feet . The floor plan Great American Homes would
like to use is 2400 square feet living space .
Mr . Harris is asking for a 2 foot side variance on Greenbriar .
The deepth of the lot on the short side is 110 feet and on the
long side it is 144 feet . The width of the lot is 91 . 7 and there
is a 20 foot side set back required.
The side set back on the adjoining lot is 12 feet , making it
'possible for the Great American Home to have an 8 foot side set
back, which would still result in the required 20 feet between
houses.
MOTION: (Sullivan) That the variance be granted with contengencies
that there be a 20 foot side set back on the main road and also
20 feet between the houses' if the neighboring owner agrees in a
written letter to Nick Capuano , the Building Inspector, and that
the Glenshannon Civic Club also agrees in another or the same
letter to Mr . Capuano .

Vote: Unanimous FOR
APPROVAL OF MINUTES
Minutes of the meeting on February 28, 1984, were approved as
read.
ADJOURNMENT
Motion was made and seconded that the meeting adjourn. The
meeting was adjourned.
