Zoning Board of Adjustment
May 22,2001
Minutes of the Regular Meeting of the Zoning Board of Adjustment of the City of Friendswood which was
held at City Hall on May 22 2001 at 7:00 p.m. with the following members present constituting a quorum:
Chairman Ron Decker
Regular Member Gary Yokum
Regular Member David O'Brien
Regular Member Lynda Hams
Alternate Member David Dannemiller
Alternate Member Ron Bazzy
Building Official Linda Taylor
Z.B.O.A. Secretary Linda Thornton
Chairman Decker called the meeting to order at 7:00 p.m..
Absent from this meeting: Greg Hughes and Thomas Rives.
Chairman Decker appointed Alternate Member Ron Bazzy as a regular voting member for this meeting.
Chairman Decker, called the hearing to order to receive public input regarding Clemmons Management
Co., L.L.C. requesting an Administrative Review on revocation of building permit at 5201 F.M. 2351 Lot
1,Block 4, Section 1,Wedgewood Village Subdivision,Harris County,Texas. City of Friendswood Code,
Appendix C-Zoning, Section 11.A.
City Attorney Kim Mickelson,explained the duties and powers of the Zoning Board of Adjustment.
Representative Matt Kornhause,attorney with Hoover,Bax&Slovacek,L.L.P.,gave a brief historical
rendition of the events in order for the Board to have a full flavor of the application for relief they are
seeking.
Community Development Director Mike Hodge,gave a chronology list of events of what has occurred over
the past two years with the Robins Nest commercial development,and submitted a copy of the list to the
Board.
Robin Clemmons at 1502 Fallen Oak Court,Pearland,Texas,thanked the board for their consideration on
granting the variance.
Ron Ritter at 15410 Wandering Trail, spoke against the variance request.
Ted Leech at 5119 Regal Pine Way,spoke against the variance request.
Bryan Corey,President of the Wedgewood Village Home Owners Association,at 5154 Shady Oak Lane,
spoke against the variance request.
Joyce Grubbs at 15322 Wandering Trail requested Ron Ritter to read and submit her letter to the board
speaking against the variance request.

Larry Dunn at 15747 Wandering Trail, spoke against the variance request.
Hearing no further input the hearing was closed.
Representative Matt Kornhause Attorney with Hoover, Box & Slovacek, L.L.P. gave a fmal summary of
the variance request for the property located at 5201 F.M. 2351, Lot 1, Block 4, Section 1, Wedgewood
Village Addition, Harris County, Texas for a 10' rear setback (instead of required 20'), and a 10' exterior
corner side setback(instead of the required 25'). City of Friendswood Code,Appendix C-Zoning, Section
7.Q.2.,Regulation Matrix.
Hearing no further input the hearing was closed.
Building Official Linda Taylor,explained the oversight in the issuance of this building permit.
City Attorney Kim Mickelson,explained unnecessary hardships.
*David O'Brien made a motion to deny the request for revocation of the building permit,for 5201 F.M.
2351.
Seconded by Lynda Harris
Motion denied (3-2 Ron Bazzy and Gary Yokum opposed).
*Gary Yokum made a motion to approve the variance request for property located at 5201 F.M.2351,Lot
1,Block 4, Section 1,Wedgewood Village Addition,Harris County,Texas,for a 10' rear setback and a
10' exterior corner side setback.
Seconded by Ron Bazzy.
Motion approved 4-1 (Chairman Ron Decker opposed).
*Ron Bazzy made a motion to approve the minutes from the March 27,2001 meeting.
Seconded by Lynda Harris.
Motion approved unanimously.
*Ron Bazzy made a motion to approve the minutes from the April 9,2001 meeting.
Seconded Lynda Harris.
Motion approved unanimously.
Motion was made and approved to adjourn at 8:25 p.m.
