COUNTY OF KNOW ALL MEN BY THESE PRESENTS:
4THAT I , VIOLA PEARSON, of the County of , State
of Texas, hereinafter referred to as Grantor, for and in consideration
of the sum of ONE ( ¢1.00) DOLLAR to Grantees in hand paid by the
City of Friendswood, Texas acting by and through the City Council
of the City of Friendswood, Texas, receipt of which is hereby
acknowledged, and for which no lien is retained, either expressed
or implied, have this day Sold, and by these presents do Grant,
Bargain, Sell and Convey unto the City of' Friendswood, Texas, all
that certain tract or parcel of land in Galveston County, Texas,
and being a part of Lot 11, Block 3, of the Town of Friendswood,
according to Map of Record in Book 238, Page 14, and Book 254 on
Page 37, in the office of the County Clerk of Galveston County,
Texas, and being more particularly described as follows:
COMMENCING At a point in the intersection of that certain
road which runs on the side of Lot 11, Block 3, of the
Friendswood, Galveston County, Texas, and that certain road
which runs on the Southeast side of said Lot 11, at a point
in said intersection which is 20 feet Northeasterly and
20 feet Southeasterly from the East corner of said Lot 11,
with said point being in the middle of the intersection of
said roads;
THENCE in a Southwesterly direction along the center line
of said road located of the Southeast side of Lot 11, a
distance of 20 feet to a point for a corner;
THENCE in a Northwesterly direction parallel with the center
line of said road located on the Northeast side of Lot 11
a distance of 20 feet to the BEGINNING CORNER of the tract
herein described;
THENCE Continuing in a Northwesterly direction parallel
to the center line of said road located on the Northeast
side of Lot 11, a distance oflO feet to a point for a corner;
THENCE in a Southwesterly direction parallel to the center
line of said road located on the Southeast side of Lot 11,
a distance of 290 feet to a point for a corner;
THENCE in a Southeasterly direction parallel with the center
line of said road located on the Sew4hwee-t side of Lot 11,
a distance of 10 feet to a point for a corner;
THENCE in a Northeasterly direction �a��f �t

line of said road located at the Southeast side of Lot 11,
for a distance of 290 feet to the place of BEGINNING: AND
BEING 2900 square feet, more or less.
Grantor reserves all of the oil, gas and sulphur in and under the
land herein conveyed but waives all rights of ingress and egress
to the surface thereof for the purpose of exploring, developing,
mining or drilling for same; however, nothing in this reservation
shall affect the title and rights of the City to take and use all
other minerals and materials thereon, therein and thereunder.

TO HAVE AND TO HOLD the above described premises herein
conveyed together with all and singular the rights and appurtenances
thereto in any wise belonging unto the City of Friendswood, Texas,
its assigns forever; and Grantor does hereby bind herself, her heirs,
executors, administrators, successors and assigns, to Warrant and
Forever Defend all and singular the said premises herein conveyed
unto the City of Friendswood and its assigns against every person
whomsoever lawfully claiming or to claim the same or any part
thereof.
