WARRANTY DEED
THE STATE OF TEXAS
KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF GALVESTON
THAT IMPERIAL DEVELOPMENT COMPANY , LEON BROWN, PRESIDENT, for 11
1!)and in consideration of the sum of Ten and No/100 ($10.00) Dollars and
other good and valuable consideration to it in hand paid by the City of ;
Friendswood, Texas , hereinafter called Grantee, the receipt and suffi -

ciency of which is hereby acknowledged, has granted, sold and conveyed,
and by these presents does grant, sell and convey unto Grantee, City of
Friendswood, Texas , a municipal corporation of the County of Galveston,
State of Texas , all of the following described real property in
Galveston County, Texas , to-wit:
A 0.75 acre tract, more or less, in the Leon Brown Proposed
Subdivision of Block 3 of Friendswood out of Lot 118 of said
subdivision particularly described as follows :
Beginning at the southeast corner of Lot 118 for a
corner;
Thence southwest along the south line of Lot 118 for a
distance of 225 to the southwest corner of Lot 118.
Thence northwest along the west line of Lot 118 a dis-
tance of 125 feet to the intersection of said gully;
Thence easterly along the meandors of said gully to the
intersection of the west bank of Cowarts Creek;
Thence southeasterly along the meandors of Cowarts Creek
to the southeast corner of Lot 118 and Point of Beginning.

METES AND BOUNDS
A 40' strip along the south line of Lot 117 for purposes of
access to the south section of Lot 118;
Beginning at the southwest corner of Lot 117 for a
corner; •
Thence southwest along the south line of Lot 117 a dis-
tance of 230' more or less , to the intersection of a 60' Road
Right-of-Way;
Thence northerly along 60' Road Right-of-Way a distance
of 40 feet;
TO HAVE AND TO HOLD the above described premises, together with
all and singular the rights and appurtenances thereto in anywise belong-
ing unto the said Grantee, its successors and assigns forever; and Grantor
does hereby bind itself, its heirs, executors, administrators and assigns
to Warrant and Forever Defend all and singular the said premises unto the
said Grantee, its successors and assigns, against every person whomsoever
lawfully claiming or to claim the same or any part thereof.
This conveyance is made without pre-existing or presently

existing restrictions concerning usage of the land.
This conveyance is made and accepted subject to the following
.1 matter, to the extent same are in effect at this time: Any and all

covenants , conditions and easements, if any, relating to the hereinabove
described property, but only to the extent they are still in effect,
shown of record in hereinabove mentioned county and state.
