R. Williams League, Abstract No. 151, Galveston County, Texas. 1LV\u ti • 001 - II -0581 The easement and right-of-way hereby conveyed shall be a 15 ft. wide permanent easement along the northeasterly line of Lot 12A of Empere Chateau Section One. And more particularly described as follows: BEGINNING at a z inch iron, said point being the common corner of Lots 12, 13, 13A and 12A of the aforementioned Empere Chateau Subdivision; THENCE N 45° 00' W along and with the common boundary line between Lot 13A and this Lot 12A a distance of 291.8 feet to a point, said point being the common most northwesterly point between Lot 13A and this Lot 12A and also in the southeast line of Lot 16 of the Heritage Estates Subdivision; THENCE S 44° 54' W along and with the common line between said Lot 16 and this Lot 12A a distance of 150.00 feet to the most westerly corner of this Lot 12A; THENCE S 45° 00' E along and with the southwest line of this Lot 12A a distance of 15.00 feet to a point; THENCE N 44° 54' E a distance of 135.00 feet to a point for interior corner; THENCE S 45° 00' E a distance of 276.8 feet to a point in the common line between Lot 12 and this Lot 12A; THENCE N 44° 54' E along and with said common line between Lot 12 and 12A a distance of 15.00 feet to the PLACE OF BEGINNING, and containing 0.147 Acres of Land. I 00I - II -0582 The right-of-way, easement, rights, and privileges herein granted shall be used for the purpose of placing, constructing, operating, repair- ing and maintaining pipelines for the transmission of water and sewerage. The easement, rights, and privileges herein granted shall be perpetual, Grantor hereby binds himself, his heirs, and legal representatives to warrant and forever defend the above described easement and rights unto Grantee, its successors, and assigns, against every person whomsoever law- fully claiming or to claim the same or any part thereof. The easement, rights, and privileges granted herein are exclusive, and Grantor covenants that he will not convey any other easement or con- flicting rights within the area conveyed by this grant. This instrument shall be binding upon the heirs, executors, admini- strators, successors, and assigns of the parties hereto. In addition to the easement, rights, and privileges herein conveyed, Grantee shall have the right to use so much of the surface of the hereto- fore described property of Grantor as may be reasonably necessary to construct and install within the right-of-way granted hereby the facilities contemplated by this grant.
