EASEMENT
That Wm C. Norman and wife, Evelyn D.
hereinafter called "Grantor," for a good and valuable consideration,
paid by the City of Friendswood, of the County of Galveston, Texas, here-
inafter called "Grantee," does hereby grant, sell, and convey unto
Grantee an easement and right-of-way upon and across the following de-
scribed property of the Grantor: A 15 ft. wide permanent easement
along the southeasterly line of Lot 1, Block 10, of the Friendswood
Subdivision, Sarah McKissick or J. R. Williams League, Abstract 151,
Galveston County, Texas.

The easement and right-of-way hereby conveyed shall be a 15 ft.
permanent easement along the southeasterly line of Lot 1, Block 10,
of the Friendswood Subdivision.
and more particularly described as follows:
BEGINNING at a point in the southeasterly line of the said Lot 1,
Block 10 of the Friendswood subdivision, said point being S 45°00'
W 46.0' from the easterly corner of Lot 1, Block 10 of the said
Friendswood Subdivision, and being also the common northwesterly
corner of Lot 12 and Lot 13 of Empere Chateau Section One, a sub-
division of Galveston County as appears of record in book no.
254-A at page 89 of the Map Records of Galveston County, marked by
a 1/2" iron rod;
THENCE S 45°00' W 150.00' with the common southeasterly line of
Lot 1, Block 10 of the said Friendswood Subdivision and northwesterly
line of Empere Chateau Section One to a point marked by a 1/2" iron
pipe at the common northwesterly corner of Lot 11 and Lot 12 of
Empere Chateau Section One;
THENCE N 45°00' W 290.40' to a point in the southeasterly line of
Lot 16, Block 5 of Heritage Estates Section One, a subdivision of
part of Lots 1 and 5, Block 10 of the Friendswood Subdivision, as
appears of record in plat book no. 15 at page 7 of the records of
Galveston County, said point being N 45°00' E 14.4' from the
southerly corner of Lot 16, Block 5 of the said Heritage Estates
Section One, which corner of Lot 16 is marked by a 1/2" iron rod;
THENCE N 45°00' E 15.00' with the southeasterly line of Lot 16,
Block 5 of the said Heritage Estates Section One to a point for
corner;
THENCE S 45°00' E 275.40' to a point for corner;
THENCE N 45°00' E 135.0' to a point for corner;
THENCE S 45°00' E 15.0' to the place of beginning;
SAID boundary enclosing an area of 0.152 acres out of the Sarah
McKissick or J. R. Williams League, Abstract 151.

The right-of-way, easement, rights, and privileges herein granted
shall be used for the purpose of placing, constructing, operating,
repairing and maintaining pipelines for the transmission of water and
sewerage.
The easement, rights, and privileges herein granted shall be
perpetual. Grantor hereby binds himself, his heirs, and legal repre-
sentatives to warrant and forever defend the above described easement and
rights unto Grantee, its successors, and assigns, against every person
whomsoever lawfully claiming or to claim the same or any part thereof.
The easement, rights, and privileges granted herein are exclusive,
and Grantor covenants that he will not convey any other easement or con-
flicting rights within the area conveyed by this grant.
This instrument shall be binding upon the heirs, executors, admini-
strators, successors, and assigns of the parties hereto.
In addition to the easement, rights, and privileges herein conveyed,
Grantee shall have the right to use so much of the surface of the hereto-
fore described property of Grantor as may be reasonably necessary to
construct and install within the right-of-way granted hereby the
facilities contemplated by this grant. Upon the completion of such con-
struction and installation, Grantee shall replace and restore all fences,
walls, or other structures which may have been relocated or removed
during the construction period, and Grantee shall pay Grantor reasonable
compensation for such fences, walls, or structures which may not be
replaced.

THENCE S 30°00' W 15.53 ft. with the northwesterly line of the 60 ft.
right-of-way of Clearview Arenue to a point for corner;
THENCE N 45°00' W 226.19 ft. parallel to and 15.00 ft. southwesterly
