COUNTY OF GALVESTON 0
EASEMENT
That C.R. Hackney, Jr. and wife,
hereinafter called "Grantor," for a good and valuable consideration,
paid by the City of Friendswood, of the County of Galveston, Texas, here-
inafter called "Grantee," does hereby grant, sell, and convey unto
Grantee an easement and right-of-way upon and across the following de-
scribed property of the Grantor: A temporary construction ease-
ment 20 ft. in width, said easement to revert to original ownership
upon completion of construction, and lying within lot 1, Block 8, and
lot 7, block 6, of the Voss subdivision, Sarah McKissick or J.R. Williams
League, Abstract 151, Galveston County, Texas.

The easement and right-of-way hereby conveyed shall be
A temporary construction easement lying within lot 1, block 8, and lot 7
block 6, of the Voss Subdivision:
and more particularly described as follows:
BEGINNING at a point in the southeasterly line of a 0.525
acre tract out of lot 1, block 8 of the said voss subdivision,
as described as tract no. 2 in deed recorded in volume 1787
at page 833 of the deed records of Galveston County, said
point being N 66°27' E 121.2' from the most westerly corner
of said 0.525 acre tract and being also the most westerly
corner of that certain 20 ft. sanitary sewer easement described
by deed recorded in volume 1907 at page 75 of the deed records
of Galveston County, and the most southerly corner of that
certain 20 ft. sanitary sewer easement described by deed
recorded in volume 1907 at page 72 of the deed records of
Galveston county;
THENCE S 66°27' W 21.9' with the southeasterly line of thesaid 0.525 acre
tract to a point for corner;
THENCE N 47°38'10" W 50.25' to a point for corner;
THENCE N 71°48' 30" E 434.7' to a point in the center line
of Cowards Creek;
THENCE N 18°08' E 20.0' with the center line of Cowards
Creek to the most westerly corner of that centain 20 ft.
sanitary sewer easement described by deed recorded in volume
1907 at page 72 of the deed records of Galveston County;
THENCE with the southwesterly line of the said 20 ft.
sanitary sewer easement the following bearings and distances:
S 71°48'30" E 439.0'
SAID boundary enclosing an area of 0.227 acres out of the
Sarah McKissick or J.R. Williams League, Abstract 151.

to a point in the center line of Cowards Creek, said point being also
the most northerly corner of the said 20 ft. sanitary sewer easement;
THENCE N 18°08' E 5.0' with the center line of Cowards Creek;
THENCE S 71°48'30" E 444.57' to a point for corner;
THENCE S 47°38'10" E 80.0' to a point in the southeasterly line of
the said 0.525 acre tract;
THENCE S 66°27' W 5.48' with the southeasterly line of the said 0.525
acre tract to the place of beginning;
SAID boundary enclosing an area of 0.060 acres out of the Sarah
McKissick or J. R. Williams League, Abstract 151.

The right-of-way, easement, rights, and privileges herein granted
shall be used for the purpose of placing, constructing, operating,
repairing and maintaining pipelines for the transmission of water and
sewerage.
The easement, rights, and privileges herein granted shall be
perpetual. Grantor hereby binds himself, his heirs, and legal repre-
sentatives to warrant and forever defend the above described easement and
rights unto Grantee, its successors, and assigns, against every person
whomsoever lawfully claiming or to claim the same or any part thereof.
The easement, rights, and privileges granted herein are exclusive,
and Grantor covenants that he will not convey any other easement or con-
flicting rights within the area conveyed by this grant.
This instrument shall be binding upon the heirs, executors, admini-
strators, successors, and assigns of the parties hereto.
In addition to the easement, rights, and privileges herein conveyed,
Grantee shall have the right to use so much of the surface of the hereto-
fore described property of Grantor as may be reasonably necessary to
construct and install within the right-of-way granted hereby the
facilities contemplated by this grant. Upon the completion of such con-
struction and installation, Grantee shall replace and restore all fences,
walls, or other structures which may have been relocated or removed
during the construction period, and Grantee shall pay Grantor reasonable
compensation for such fences, walls, or structures which may not be
replaced.
