THE STATE OF TEXAS
KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF GALVESTON
THAT U.S. HOME CORPORATION, formerly U.S. HOME CORPORATION OF TEXAS, a
Texas corporation, hereinafter known as Grantor of the County of Fort Bend,
State of Texas , for and in consideration of the Sum of TEN AND NO/100 ($10.00)
DOLLARS cash to Grantor in hand paid by the City of Friendswood, Texas, the
receipt and sufficiency of which is hereby acknowledged, has GRANTED, SOLD
and CONVEYED and by these presents does GRANT, SELL and CONVEY unto the said
City of Friendswood, Texas , a Body Politic and Corporate, hereinafter known as
Friendswood, its successors and assigns , an easement for the drainage of surface
water runoff, such easement being more particularly described by metes and bounds
in Exhibit "A" attached hereto and incorporated herein by reference.
TO HAVE AND TO HOLD the above described drainage easement, together with
all and singular the rights and appurtenances thereto in anywise belonging,
including all necessary rights of ingress and egress , unto the said Friendswood ,
its successors and assigns , and Grantor does hereby bind itself, its successors
and assigns to warrant and forever defend all and singular the said premises
unto the said Friendswood, its successors and assigns , against every person
whomsoever lawfully claiming or to claim the same or any part thereof. The
purpose for which this drainage easement is granted is to provide surface water
drainage to adjacent property.
Grantor reserves all oil , gas and other minerals in , on or under said
premises , but waives all rights of ingress and egress for the purposes of
exploring, developing, mining or drilling for the same ; however, nothing in
this reservation shall prohibit or in any manner restrict the right of Grantor
to develop the premises for oil and gas , by directional drilling from a nearby
site; provided, however, that nothing contained herein shall ever legally
authorize r:;rantor, U.S. HOME CORPORATION, to remove sand, soil , gravel or stone
from said drainage easement above described without the prior written consent and
approval of Friendswood; and provided further that no rights or privileges of
Grantor in the above described property are to be used by Grantor which would

interfere with or abridge the� rights granted herein to said Friendswood.

DESCRIPTION OF A 10 FOOT IN WIDTH DRAINAGE EASEMENT ACROSS
THE NORTHWEST 10 FEET OF LOTS 1 THROUGH 12, BLOCK 9,
DUNBAR ESTATES, SECTION II, FRIENDSWOOD, GALVESTON COUNTY,
TEXAS .
According to the map or plat of said subdivision recorded
in Volume 15, Page 54 , in the Office of the County Clerk
of Galveston County, Texas .
Drainage Easement Description:
Beginning at the North corner of Lot 12 , Block 9 , Dunbar
Estates, Section II, Friendswood, Galveston County, Texas;
THENCE from said beginning corner S43°12 'W, along the North-
west line of Lots 12 through 1, Block 9 , a distance of
1035 feet to a point for corner being the West corner of
Lot 1; THENCE S64°39 ' 41"E, along the South line of Lot 1 ,
Block 9 , a distance of 10 . 51 feet to a point for corner;
THENCE N43°12 'E, parallel to the Northwest line of Lots
1 through 12, Block 9 and being 10 feet perpendicular East
therefrom, a distance of 1031 , 77 feet, to a point for corner
in the Northeast line of Lot 12 , Block 9 ; THENCE N46°45 'W,
along the Northeast line of Lot 12 , Block 9 , a distance of
10 feet to the place of beginning.
