HomeMy WebLinkAboutDrainage Easement - Neil & Nanette Rancour - 620 SUN CT , S • 914005o 007- 84 -- 1641 DRAINAGE EASEMENT THE STATE OF TEXAS § § KNOW ALL MEN BY THESE PRESENTS: COUNTY OF GALVESTON § THAT WE, Neil Rancour and Nanette Rancour, hereinafter called "Grantors, " for and in consideration of the sum of ten dollars ($10. 00) and other good and valuable consideration, to us in hand paid by the City of Friendswood, a municipal corporation of the Counties of Galveston and Harris, State of Texas, hereinafter called "Grantee, " the receipt and sufficiency of which is hereby acknowledged, have GRANTED, SOLD, and CONVEYED, and by these presents do GRANT, SELL, and CONVEY unto the said Grantee, its successors, and assigns, and legal representatives, a perpetual easement and right-of-way for the purpose of maintaining, constructing, reconstructing, repairing, relocating, and removing storm drainage improvements over, under, and through all of that certain 1, 498 square foot tract of land, more or less, situated in Galveston County, Texas, said drainage easement being more particularly described on Exhibit "A" attached hereto and for all things made a part hereof. TO HAVE AND TO HOLD the above described easement and right- of-way, together with all and singular the rights and appurtenances thereto in any wise belonging, including all necessary rights of ingress, egress, and regress, unto the said Grantee, its successors, and assigns, and legal representatives, forever. And Grantors do hereby bind themselves, their successors and assigns, to warrant and forever defend, all and singular, the said easement and rights unto the said Grantee, its successors, and assigns, and legal representatives, against every person whomsoever lawfully claiming or to claim the same or any part thereof. The Grantee may do and perform all acts necessary to construct, reconstruct, repair, relocate, remove, or maintain storm drainage improvements on said easement and right-of-way and operate thereon all necessary machinery and equipment to efficiently prosecute the work. 0 0 7 — 8 4 — 1 �6. 42 IN WITNESS WHEREOF, this instrument is executed this -/ day of Vie% , 1991. NEIL RANCOUR AND NANETTE RANCOUR TO THE CITY OF FRIENDSWOOD METES AND BOUND: DESCRIPTION 10' DRAINAGE EASEMENT 1 , 498 SQUARE FEET OUT OF LOT 45, BLOCK 9, SECTION 3, SUNMEADOW FRIENDSWOOD, GALVESTON COUNTY, TEXAS All that certain 1 , 495 square feet being a drainage easement out of Lot 45, Block 9, Section 3, Sunmeadcw according to the plat thereof recorded in Vol. 15, F . 39 Galveston County Map Records and being more particularly described by metes and bounds as follows; Beginning at a found 5/8" iron rod marking the :Nast westerly corner of said Lot 45 and being, on the right-of-way line of Sun Court; Thence N 38°08' 14" E - 146. 66' with the common line of Lots 44 & 45 to a point for corner marking the northwest corner of said Lot 45; Thence S 8135' 09" E - 11. 52' to a point for corner; Thence S 38` 08' 14" W - 153. 38 ' to a point on the right-of-way line of Sun Court and on a curve to the lest having a central angle of 11"32' 13" , a radius of 50. 00' the center' of said curve being located on a radial line bearing S 49"40' 27" V from said point; Thence in a northwesterly direction with said curve and right-of-way line an arc distance of 10. 07' to the POINT OF BEGINNING and containing 1, 498 square feet of land more or less.
