The easement, rights, and privileges herein granted shall be perpetual . TO HAVE AND TO HOLD the above described easement and right of way together with, all and singular, the rights and appurtenances thereto in any manner belonging, unto the said Grantee, including all successors and assigns forever including all necessary rights of ingress and egress, and Grantor does hereby bind itself, its heirs, legal representatives, and assigns to warrant to forever defend, all and singular, said easement and I 007- 23 - 1521 right of way unto the Grantee, its successors, and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.
