Said tract being situated in Friendswood, Galveston County, Texas and being more particulary described by metes and bounds as follows: COMMENCING: at the Southwest intersection of Edgewood Drive ( 100 feet right- of-way ) and Sunset Drive ( 80 feet right-of-way ) , said point being the North corner of the aforesaid Coward Creek, Section Four, and the North cor- ner of the aforesaid Lot 9, Block 2 in Coward Creek, Section Four; THENCE: S 45° 00' 32" W, with the Southeast line of the said Edgewood Drive, a distance of 10.00 feet to a point for corner; THENCE: S 44° 58' 34" E, parallel to and 10 feet at right angles from the Southwest line of the aforesaid Sunset Drive, a distance of 10.00 feet to the PLACE OF BEGINNING of the herein described tract; THENCE: S 44° 58' 34" E, continuing parallel to and 10 feet at right angles from the said Sunset Drive, a distance of 5.00 feet to a point for corner; THENCE: S 45° 00' 32" W, parallel to and 15 feet at right angles from the aforesaid Southeast line of Edgewood Drive, a distance of 1280.81 feet to a point for corner; THENCE: N 44° 59' 28" W, parallel to and 10 feet at right angles from the Northeast right-of-way line of Greenbriar Drive ( 80 feet right-of-way ) , a distance of 5.00 feet to a point for corner; THENCE: N 45° 00' 32" E, parallel to and 10 feet at right angles from the aforesaid Southeast line of Edgewood Drive, a distance of 1280.81 feet to the PLACE OF BEGINNING.
