This conveyance is executed and delivered by Grantor, and accepted by Grantee, subject to all easements, restrictions, covenants, oil, gas and other mineral reservations, and outstanding royalty interests affecting said property, that are valid, existing, and properly of record in Galveston County, Texas. TO HAVE AND TO HOLD the above-described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto the said Grantee, its successors and assigns FOREVER; and Grantor hereby binds itself, its successors and assigns, to WARRANT AND FOREVER DEFEND, all and singular the said premises unto Grantee, its successors and assigns, against every person whomsoever lawfully claiming or to claim the same of any part thereof.
