KNOW ALL MEN BY THESE PRESENTS
COUNTY OF GALVESTON
THAT, NATIONAL CONVENIENCE STORES INCORPORATED, a Delaware
corporation with offices at 100 Waugh Drive, Houston, Texas, 77007, (hereinafter called
"Grantor"), for and in consideration of Ten and No/100 Dollars ($10.00) and other good
and valuable consideration to Grantor in hand paid by the the State of Texas, (hereinafter
called "Grantee"), the receipt of which is hereby acknowledged, has GRANTED, SOLD
and CONVEYED, and by these presents does hereby GRANT, SELL and CONVEY unto the
said Grantee of the County of Galveston, State of Texas, all that certain tract or parcel
of land lying and being situated in Galveston County, Texas, and being more particularly
described as follows, to-wit:
All that certain tract or parcel of land containing 0.0649 acres in the Sarah
McKissick League, Galveston County, Texas, described in Exhibit "A" attached
hereto and made a part hereof, reference to which is hereby made for all
purposes.
This conveyance is executed and delivered by Grantor, and accepted by Grantee, subject
to all easements, restrictions, covenants, oil, gas and other mineral reservations, and
outstanding royalty interests affecting said property, that are valid, existing, and
properly of record in Galveston County, Texas.
TO HAVE AND TO HOLD the above-described premises, together with all and
singular the rights and appurtenances thereto in anywise belonging, unto the said
Grantee, its successors and assigns FOREVER; and Grantor hereby binds itself, its
successors and assigns, to WARRANT AND FOREVER DEFEND, all and singular the said
premises unto Grantee, its successors and assigns, against every person whomsoever
lawfully claiming or to claim the same of any part thereof.

EXHIBIT "A"
A parcel of land containing 0.0649 acres, (2,825 square feet) being a part of a 7.7763 acre
commercial reserve contained within Regency Estates section two, as recorded in plat
record 17, map number 87 of the map records of Galveston County and being contained
within the Sarah McKissick league, Friendswood, Galveston County, Texas, said 0.0649
acre parcel being more particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod located at the intersection of the southwesterly
right-of-way line of Sunset Drive (80 foot right-of-way) with the northwesterly
right-of-way line of Farm to Market Road No. 528 (100 foot right-of-way) said
point being the most easterly southeast corner of the aforementioned 7.7763 acre
Commercial Reserve of Regency Estates Section Two and the POINT OF
BEGINNING of the tract herein described;
THENCE S 45° 00' 00" W, along the northwest right-of-way line of F.M. 528 a
distance of 150.00 feet to a 5/8 inch iron rod located for southwest corner;
THENCE N 45° 21' 35" W, a distance of 20.67 feet to a 5/8 inch iron rod located
for northwest corner;
THENCE N 46° 24' 00" E, a distance of 150.07 feet to a 5/8 inch iron rod for
corner located in the southwest right-of-way line of Sunset Drive;
THENCE S 45° 21' 35" E, a distance of 17.00 feet to the POINT OF BEGINNING
and containing 0.0649 acres (2,825 square feet) of land.
