Lunney and wife , Marilyn K. ), of 'the County of Galveston, State of Texas (called Grantor) in consideration of the sum of lb. 00 Dollars and other good and valuable consideration in hand paid by the City of Friendswood, Galveston County, Texas, the receipt of which is hereby acknowledged do by these presents GRANT, BARGAIN, SELL and CONVEY subject to the reservation hereinafter made; unto said City of Friendswood, of Galveston County, Texas, the free, perpetual and uninterrupted use, liberty and privilege of the passage in, along, upon and across the following described land situated in Galveston County, Texas, owned by us: Out of the Sarah McKissick Survey, A-151, Part of Lot 15, and Part of Lot 1, Block 3 of the Friendswood Subdivision, Vol . 254, Page 37, G.C.D Galveston County, Texas : Said ten foot (10 ' ) Easement being more particularlly described by metes and bounds as follows : Beginning at a point in the Southwesterly Line of Cedarwood St. , said point also being in the Southeasterly Line of Lot 15 in Block 3, Friendswood Subdivision. Thence in a Southwesterly direction and along the Southeasterly line of Said Lot 15 and a Southwesterly extension thereof, a distance of 838 feet, more or less Thence in NW direction and 10 ft . at right angles to a point for a (over The Grantor herein excepts from this easement and reserves for themselves, their heirs and assigns, forever, all oil, gas and other minerals in and under the land covered by this easement, but said Grantors for themselves, their heirs and assigns, waive all right of ingress and egress to and from the surface of the land covered by this easement for the purposes of drilling, mining, exploring for or developing such minerals. For the purpose of opening, laying, repairing, constructing and maintaining a per- manent easement upon and across said premises, with the right and privilege at all times of the Grantee herein, his or its agents, employees, workmen, successors and assigns and repres.• entatives having ingress, egress and regress in, along, upon and across said easement for the purpose of making additions to, improvements on, laying, repairs, and replacements to said sewer and/or water conduits, latterals, lines and connections thereto, or any part thereof.
