KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF GALVESTON ]
THAT WE, Cecil Brown jr. , and wife Mary Brown of the County of
Galveston and. State of Texas have GIVEN, GRANTED AND CONVEYED
and by these presents do GIVE, GRANT AND CONVEY unto the City of
Friendswood, all that certain tract or parcel of land situated in the County
of Galveston, State of Texas to be used as a perpetual drainage easement 40

with the rights of ingress and egress for the purpose of maintaining
said easement described as follows, to-wit:
A part of E~losnie is re-subdivision of part of Central Park
Subdivision of the J. R. Williams or Sarah McKissick League
in. Galveston Ccu nty, Texas, according to the map or plat of
said. Subdivision recorded in Volume 231 , Page 604, in the office
of the County Clerk of Galveton County, Texas:
COMMENCING at the North corner of Lot 1, Block "G"°, Central
Park Subdivision;
THENCE S. 45° I2' 30 '" W. along the Northwest line of said
Lot 1 a distance of 10 feet;
THENCE S. 44° 581 13 " E. , parallel to the Northeast line of said
Lot 1, a distance of 711. 46 feet;
THENCE S. 61° 08' 20 '" W. , a distance of 8, 60 feet to the P. C. of a
curve to the right;
THENCE in a Westerly direction., around a curve to the right whose
radius is 181. 72 feet, a distance of 111, 67 feet to the P. T. of
said curve;
THENCE N. 83° 39.' Hu W. , a distance of 378. 64 feet to the P. C.
of a curve to the left;
THENCE in a Westerly direction around a curve to the left
whose radius is 443. 13 feet, a distance of 205, 71 feet to the P. T. of
said curve;
THENCE S. 69° 45' W. , a distance of 333. .17 feet;
THENCE S. 35° 58' 31 " E. , a distance of 234 feet to a point, being
the North corner of the Stanolind Tract (713/110);
THENCE S. 45° 13' 25" W. , along the Northwest line of said
THENCE continuing S. 45° 13' 25 " W. , along the Northwest line
of said Stanolind tract a distance of 15 feet to point for corner;
THENCE N. 44° 46' 35°' W. , and paralkil with the dividing
line between Tracts 6 and 7, andalong the full length of the dividing

THENCE in a Northeasterly direction, along the Sou theast r. o. w.
line of Coward's Creek Drive a distance of approximately 30 feet
to a point 15 feet perpendicularly distant from the dividing line
between. Tracts 6 and 7 to point for corner;
THENCE S. 44° 46' 35" E. , parallel with, the dividing line
between Tracts 6 and 7, and along the full length of the dividing
line between Tracts 6 and 7, to the Northwest line of the Stanolind
Tract to point for corner;
THENCE S. 45° 13' 25 " W. , along the Northwest line of the
Stanolind tract a distance of 15 feet to the beginning point of the
property herein described.
TO HAVE AND TO HOLD the above described premises, together with all
and singular the rights and appurtenances thereto in anywise belonging,
unto the said City of Friendswood, and its assigns, AND we, Cecil Brown
Jr. , and wife Mary Brown, do hereby bind ourselves, our heirs executors
and administrators to WARRANT AND FOREVER DEFEND all and
singular the said premises unto the said City of Friendswood and its
assigns, against every person whomsoever lawfully claiming or to
claim the same or any part thereof, by, through or under me,
THE CONSIDERATION for this conveyance is for City of Friendswood
approval of Coward's Creek Subdivision drainage.
